Whether you are letting out a single property to supplement other income or a pension or are running a large portfolio as a full-time business, quick, easy access to expert legal advice can bring real benefits.
At Palmers Solicitors, we are experienced in working with residential landlords and recognise that they look for high quality legal services that also deliver value for money.
The advice of property law professionals is particularly important to help clarify legal obligations, avoid disputes, or resolve these at an early stage, and avoid costly voids.
Our property specialists have developed a series of cost-effective, fixed fee services for residential landlords, focusing on some of the commonest issues that landlords have to deal with, to help maximise the efficiency of their property letting operations, whether they are career landlords or landlords who are simply supplementing their day jobs with property letting income.
Our fixed fee services
Notices
- Serving Section 8 possession notices (early possession of property during a fixed term tenancy for breach of tenancy, e.g. rent arrears)
- Serving Section 21 notices (to regain possession of a property at the end of an assured shorthold tenancy)
Possession proceedings
- Accelerated possession proceedings following a Section 21 notice
- Full possession proceedings following a Section 8 or other notice, up to the first hearing date
Our usual charging rate will apply if additional work is required, e.g. a hearing in accelerated possession proceedings or further hearings in full possession proceedings or a defence is filed.
Enforcement
Our usual hourly rate will apply for work in relation to tenants’ applications, e.g. to set aside or suspend warrants of possession.
Our fixed fees for all of these services include VAT and exclude additional payments which have to be made to others, for example, to service agents, bailiffs and locksmiths.
